Julie and I bought a house off commercial drive (east Van) last week!
Actually we bought half a duplex with some friends buying the other half.
We are building a garage so if you have any clever ideas you think one need in a (smallish) garage, let me Know.

hmmmmm
Multiple levels going down if you have too as a mans shed is never big enough, I should know as I am building one and have already out grown my 900 sq ft new shop.

Cograts!
Hi Glenn,
That is great news! I must admit to being jealous! A garage...
A couple of things I would look at are to put in an 8' door as my (erm I mean your) landy might be tight through a 7' high door especially with a rack. Also storage is always good so I would look at decking in portions of the attic to allow storage, even if it is only accessed by a ladder from below.
Have fun!

Well feel free to come over when its done!
An 8 foot+door is high on my list of needs, I need to check the building code. I'm pretty sure that a 3 level basement with elevator and Grotto/hottub is not permitted, but perhaps we can go for a 2.5 car garage with a little loft ( I hope). I will have to share it with our fellow homeowners. ( we bought a duplex together) so it will be as big as legally possible. I think that it can be 33% As big as the house, and must not be taller than the house.
Anyone know the building codes for this type of structure?
