The Rover-Landers of BC

Just thought I would throw this out to see what kind of reaction it would get...........

I currently have my vehicles stored in an underground parkade of an apartment building. This system has work well for the last few years but I have been notified that at the strata board meeting scheduled for later this month there is a very good possibility they will past a motion banning apartment owners from renting out parking spots to nonresidents. I have been told this will take effect immediately and that I will have to move my vehicles within 30 days. Now that will leave me without secure, enclosed parking for my vehicles.

So my question is, are there any forum members who would be interested in renting monthly spots in a large warehouse in the White Rock South Surrey area (or elsewhere). I’m talking 4000 + sq ft. Maybe putting in a hoist or two and an air compressor. There would be lots of space for ideas. I have many……..

I’m putting this idea out so let me know if there is any interest, suggestions or ideas. I’m open to just about anything at the moment…………..

So far I the best price I have been able to find for a warehouse in the 4000 to 5000 sq ft size would have 10x20 spots rent out some where around $120 to $150 per month depending on how many of my ideas were implemented (hoists, individual work benches and lockers, compressor ect). Obviously this would only be feasible if more than you and I were interested. I have always thought it would be cool to have a place for LR enthusiasts to hang out and share knowledge or a helping hand while working on their vehicles with other like minded people. Please let me know if you have any other ideas.

Wait... so... it'd be 120 to 150 per person, or in total? Because if that's the total monthly rent, I'm moving into a warehouse!

that sounds like a great idea, just be aware of insurance and liability rules if you plan on putting in hoists and working on your vehicles. if someone gets hurt there could be some major issues.
once rent or money exchanges hands ( to cover rent costs and tools hoists, etc, as i am sure not one person is going to pay for it all) then it becomes a buisness. the club may have to step in to see if their insurance will cover things if they sponsor it.


i was planning on doing this exact same thing when i was in victoria but i found that once you start moving away from just plain storage (which needs insurance on its own) then any work can take on whole other liabilities which did not make it feasable at the time.

What about some form of release?

as told to me by a lawyer those things are never binding in a legal forum. the forms are just there to make you feel better. but you never know. every insurance company has their own rules. i would highly reccomend insurace to avoid any issues. and using a clubs insurace can really lower rates as they have good standings.

Unfortunately our club insurance has no coverage for a clubhouse or meeting house. It is only a 2 million dollar add-on for events, which requires a release form too. I think they do that because they already have full vehicle coverage and liability through the car insurance, so this becomes backup liability only for them and thats why they can offer it cheap. Liability and comprehensive tenants insurance (which the building owner will require) will likely not come cheap. I'm thinking it could be several thousand a year.
